When did you start podcasting?<\/h3>\n

My first episode was July 24, 2014 and after about 10 episodes I saw some results but figured if I wanted to get the most out of it then I\u2019d try daily.<\/p>\n

Well, I haven\u2019t looked back. I now have over 525 episodes and am the host of the world\u2019s longest running daily real estate podcast.<\/p>\n

Why did you start podcasting?<\/h3>\n

To get new clients both for consulting and for my real estate business.<\/p>\n

What\u2019s your show about?<\/h3>\n

Getting the Best Real Estate Investing Advice Ever<\/a> from the guest without any of the fluffy stuff that usually comes along with real estate podcasts.<\/p>\n

What\u2019s your podcasting set-up? Hardware, software, CMS, etc.<\/h3>\n

I use an ATR2100 microphone and a little spit protector on the mic.<\/p>\n

For recording I use Evaer (used to use Pamela until Skype updated then I couldn\u2019t anymore).<\/p>\n

And I record my voice in Audacity then have my editor overlay that into the podcast for optimal quality.<\/p>\n

How have you promoted your podcast?<\/h3>\n

How haven\u2019t I? \ud83d\ude42<\/p>\n

All the usual ways but I will say that my most effective promotional tactic has been partnering with past Best Ever guests.<\/p>\n

I give them free ads in exchange for an email to their database. It\u2019s helped grow my listener base tremendously.<\/p>\n

What do you know now that you wish you knew when you started?<\/h3>\n

Audio matters.<\/p>\n

My first 50 or so episodes were like nails on chalkboard.<\/p>\n

Then I brought on an audio engineer who made it sound much better.<\/p>\n
